The following terms and conditions will apply to your vacation rental:
HOW IT WORKS: Once your reservation is secured you will receive an itinerary, after the payment, with all of the needed information for your stay such as directions within the community, directions from the airport, etc.
1 )REGISTRATION: Signature of this agreement affirms the acceptance of the rental vacation home(s) and of the terms and conditions listed below. Agreement shall be binding on all persons intending to occupy the vacation home(s). Receipt of this agreement via fax shall also be binding.
2) CHECK-IN: Check-in time is 4 p.m. Check-out time is 10:00 a.m., unless otherwise listed. Do not under any circumstances go to your vacation home(s) prior to the check-in time without prior permission. We may be able to accommodate special requests. Please inquire. Additional fee may apply.
3) CANCELLATION: Any cancellation within the 30 days of arrival will result in a cancellation fee of 40% of total reservation. (Please view this as your reservation "Deposit.") A total loss of monies will result for any cancellation within 15 days of arrival or you can apply the amount towards your next visit.
4) OCCUPANCY & USE: Occupancy of your vacation home(s) is set by the State of Florida. 2 guests per bedroom plus 2 more guests. Occupancy limits may vary slightly, listed on the Registration Form submitted. Please fill out a Registration Form for occupants staying in unit(s). Use of premises shall not be such as to disturb or offend neighbors. If Guest(s) violates any of the conditions of this Agreement, K & E International Group may terminate this Agreement and enter Premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premises immediately and forfeit all payments and deposits.
5) DAMAGE: Occupants are responsible for any damage to the property(s) and agree to pay all costs for repair of damage and any collection costs. These are single-family homes and as such, occupants will be expected to respect and care for said property. Any property that is left abnormally or exceptionally dirty, below a normal standard of cleanliness, may be subject tol an additional cleaning fee (we will charge this automatically from your credit card). Each property is inspected on the day of departure. If there is any damage upon your arrival, it is the guests responsibility to notify the property manager as soon as possible. For the reasons listed above credit card information will be held in order to resolve any damages claimed by the property owner.
6) Telephones & Satellite/Cable T.V.: Telephone service cannot be guaranteed. Guests agree to make all long distance calls collect or charge by credit card. Guests also agree not to accept any collect calls from the property phone. Properties with this amenity may have a different channel package. The reception of local networks cannot be guaranteed. Channels will vary and do not include pay-per-view. If pay-per-view is somehow ordered, the Guest's credit card will be charged for the cost of the movie (s) and a service charge of $10.00 will apply.
7) COMPLAINTS: Problems with the property(s) should be referred to the owner/manager. This information is also located in the general information binder in the home. Please report any problems in the property as soon as you are aware of them so they may be taken care of. Please allow ample time for the owner/manager to respond to your concern. Feel free to call K & E International Group if you get no response and we will try and assist you with your concerns.
8) AGENTS LIABILITY: K & E International Group assumes no liability for the occupants or the property(s). Renter assumes all liability. Direct all complaints to the manager/owner of the property for resolution. Please understand that things do need repair from time to time, so please allow the owner/manager time to correct the problem. Owner/manager does reserve the right to enter the property(s) in an emergency without notice.
9 )ADDITIONAL INFORMATION: Information such as the actual address of the town home, the gate code, key access code, home telephone number and the management company contact information will be forwarded to you 7-10 days prior to your stay.
